How to Estimate Your Property Taxes in Texas

Texas does not collect a state property tax. Instead, property taxes are established by local taxing entities based on where a property is located.

1. Identify the Taxing Entities

A property may be taxed by several local entities, including:

  • The county

  • The local school district

  • The city, if the property is within city limits

  • A community college district

  • Special districts, such as a Municipal Utility District or water district

The school district is often the largest portion of the total property tax bill.

2. Find the Taxable Value

Your taxable value may be lower than the property’s market value because of exemptions or appraisal limitations.

Because exemptions can vary by taxing entity, the county, city, school district, and other districts may not all use the same taxable value.

3. Review the Tax Rates

Each taxing entity sets its own rate. Property tax rates are stated as an amount charged for every $100 of taxable value.

The rates from all applicable taxing entities make up the property’s combined tax rate.

4. Estimate the Annual Tax

Here is a simple example:

Taxable value: $300,000
Combined tax rate: $2.10 per $100

First, divide the taxable value by 100:

$300,000 ÷ 100 = 3,000

Then multiply by the combined tax rate:

3,000 × $2.10 = $6,300

The estimated property tax would be $6,300 per year, or approximately $525 per month.

This shortcut works when all taxing entities use the same taxable value. If the taxable values differ, calculate each taxing entity separately and add the amounts together.

Possible Exemptions and Tax Protections

You may qualify for one or more of the following:

  • Residence homestead exemption: May reduce the taxable value of your primary residence.

  • Over-65 exemption: Provides additional tax relief for qualifying homeowners.

  • Disability exemption: May reduce the taxable value for eligible homeowners.

  • Disabled-veteran exemption: Provides tax relief based on eligibility and disability rating.

  • Homestead appraisal cap: Generally limits annual increases in the appraised value of a qualifying homestead.

  • Tax ceiling: Qualifying homeowners may receive a ceiling on school district taxes. Some other taxing entities may offer similar protection.

Some properties may also have special-district taxes or separate assessments. Because tax rates, exemptions, and taxable values vary by address, always review the property’s official appraisal and tax records when estimating the total tax bill.

Property tax estimates are for general planning purposes only. Official appraisal records and tax statements determine the actual amount owed.
